Im not stressing about it- when i complain about prices, its because im worried about what LI is going to look like in 15 years, bc all my friends are leaving! what will happen to our economy here? I think big picture (and I have a finance degree so I like economics and things like that)
i just think this thread got way out of hand, and its my fault too, but we all have our opinions! And if people dont like that we keep arguing over the same things over and over again - just dont contribute!

I wouldn't worry too much about what its going to be like in 15 years. Unless LI is totally wiped out by a hurricane or something, there willl always be an attraction to living here. The market may have its ups and downs - like it always does, but it will never become deserted.

Completely agree...especially being I'm one who is VERY tired of reading the same thing day after day regarding LI home price, but my comments go to the OP who is someone VERY DEAR to me... So I will contribute.
Hmmm...maybe I'll do it via FM next time

First off, I wanted to say that this was a very well argued post. It did go a bit off topic, but the arguments were very clear and intelligently made.
That being said - DH and I were in the same boat a couple of years ago. We didn't think we could afford a house on LI and were seriously contemplating moving down south. Problem...we would both need new jobs, probably at a MUCH lower salary, so we would still be struggling to live. So, we opted to expand our horizon's on LI. We were originallly looking at Babylon, Bayshore and other western suffolk south shore areas. A friend suggested Brookhaven town, due to the low taxes, and at first we were like no way, too far. Then we figured out that it would make my commute 15 minutes longer, that's not a lot, and we would save about 50K on the house and 3K on taxes, at least. We ended up buying in Medford, a nice 3 bedroom ranch...it needs a new kitchen at some point, but that's really it...for 290K and our taxes are 4K/year.
It really made a difference to us, we truly thought we weren't ever going to have a house on LI.

I also would like to say, there is no need to walk into a house that needs work and say wow all this needs to be done as soon as we move in.
Everything works out. Make the house clean first, add or update a bath if necessary but dont stress over old appliances or outdated kitchen. as long as the crap works youlll make do.
Yiu dotn have to furnish an entire house in 3 months take your time, live in it have fun.
I know everyone is different but dh and I didnt even hook up a phone or cable the fist 3 months because we had so much other crap to do, we didnt think the expense was necessary right away.
Also my kitchen has holes in the walls, mustard lineoleum wth a big rip and horrible yellow cracked counter tops but we dont have the coin right now to do it so we make do.
Not my ideal kitchen but the appliances work so thats fine...
I agree. When I think about the house I grew up in, it took my parents YEARS to get it to the way they wanted. They didn't re-do the kitchen until I left for college!
I think our generation (and I am TOTALLY guilty of this) just wants things to be perfect immediately! We have grand visions of what we want (or at least I do) and won't settle for less. That's why I am diappointed so much. I need to learn that I can't have everything at once. It's slowly sinking in!

so many people have told me not to settle because this is the largest purchase I will ever make. and for the most part, the responses on this loooooooooong thread are telling me to settle.
I am not looking for a house in an upscale area. it's a blue collar town for the most part with a good SD. but when $400K buys you a house that needs work in that average area with 2/3 (or less) of your 'wish list', I'm sorry, but that is VERY frustrating!

I don't think everyone is saying settle. It's not about settling, it's about compromising. I never wanted to live in Levittown, but I really couldn't afford to live anywhere else. I made sure though that the things that were important to me like a nice size yard and a dining room were in my house. Is it my dream house? No, but I have those few things that I could not compromise on. Would I like a basement and a garage, sure! But I couldn't afford them at the time and it was more important to me to have a home than to have the perfect home. Do I love my home now, absoultely! You don't spend enough time looking at houses to fall totally in love, so you need to think about it's potential. It's about figuring out what you can't live without, IMO. For all the time we could have put off buying looking for the "perfect" house, the prices would have kept going up. Then you are in a worst position, IMO.

You can also look at it from a different perspective. In life you will make some compromises even in your relationship with your DH or FH. Does that mean you are settling when you may compromise within the relationship? Everyone has to look at the big picture whether or not you can afford a home or not in certain areas. If you can without breaking the bank then you do not have to make adjustment just buy the house but if you are going to buy in certain area and cannot afford it at all then you may need to either wait until you can or try to look at other areas that you can definitely afford and you know that you won't be just living to pay a mortgage.

I do understand what you are saying. I bought my house which was in a fairly good condition and DH and I decided to do total renovation before moving in becuase we want to make it to our taste. However, we could have afford to do so without hurting our heads over it. When I say sometimes people have to compromise I mean that if you cannot afford a certain area or town then maybe you may have to look in whatever town or area you can definitely afford. Where I live is great place and I am proud of my house but at the same time we were not going to working to pay a mortgage and cannot afford to do anything else because to us that is dangerous. JMO. But to each his own.

i think i know how you are feeling. I go through it all the time. It soooooooo gets frustrating. Sometimes i just want to settle on something and hove this process be over with already...
But i just can't. Yes there is the option to move OOT. Yes...look at all those beautiful houses there...
I can only speak for myself...buti know i would be miserable in a nicer house off of LI. Absolutely miserable. And i would rather buy a smaller home that needed work than a huge house in a place i would be unhappy.
I think that though....looking at houses in your price range...you have to have a certain mindset. It isn't going to be perfect by any means...But what is most important IMO is the layout of the house...I feel that ANY house i buy, even a 500K house. I am most likely goign to gut most of the house in time..I am going to make that house what I WANT...MY HOUSE. So i am looking primarily for the layout that i want..
For a while i used to get sooo disappointed in looking at 400K + houses that need to have so much gutted....but in reality...i am going to be doing that anyway.
So it kinda has renewed my faith in finding something here...
And lets face is...LI is just an awesome place to live

I guess it all depends on your defintion of the words. To me, settling has a more negative connotation, meaning that you are choosing a place that you can't stand to live in. Compromising, IMO, means getting some of what you want, but not all, while overall still being positive about what you are getting.
