Illegal apartment rentals.
There really is no affordable housing on LI. When DH and I were renting we were paying more than we did in Brooklyn. We also looked at the new apartments in West Hempstead just to see, while they were awesome, they wanted 2100 for a 1 bedroom!

I know its not right to not be legal but its all a money maker. The town wants you to get a permit because they make money. Its pathetic how little you can do on the house you are paying for without the town having something to say about it
My parents are currently in a bad situation. The house they purchased was purchased as a mother- daughter. They believed it was legal. Nothing came up at purchase that it wasnt (over 13 hrs ago) My dads mom lived there til her passing, then my moms mom and now til recently a family member. 1 -60 yr old woman.
Someone complained. She never bothered anyone. Parked in front of my parents house only. This person complained about several apts on our block. Screwed a lot of people. My parents are now facing a very large fine. And legal fees. The family member was forced to leave and now they possibly want my Parents to gut the entire kitchen. My oarebts will most likely be moving obce this is all straightened out.
Eta: calling someone in may not just mean no one can live there any longer. The people nay no longer be able to afford to live there, could be charged fines up to $10,000, pay legal fees lose time from work to deal with the legalalities, may have to spend money to renovate to remove the apt etc.. It could really screw someone up.
I'm so sorry your parents are in this situation. This is EXACTLY why people should butt out unless something bad/illegal is going on.

When I moved to LI I lived in 3 illegal apts. The last one was the LAST one as one of the neighbors called the town on the homeowner. I can't blame them being this guy had 3 families living in this house. It was only a few months before our wedding & we had to find a new apt - of course we made sure it was legal after that. Turns out it was the best apartment we ever had...probably because it was legal!

I get that but then spend a little bit and make it legal. Its not a hard concept.

Even though this situation could technically be called my business, I would choose not to make it mine. Not harming me, Im not harming them. I wont bother them for an inconvenience either. I just wouldnt report and neighbor unless it was MAJOR. Just not my thing.

What does needing two incomes have to do with this? If you need rental income from an illegal apartment to pay for your house then you bought too much house in the first place and you should have bought something cheaper.
No bank in their right mind will approve anybody for a mortgage that has to rely on an illegal rental income in order to qualify.

The one reason that I would never have an illegal apartment are the legal ramifications - anything that happens in that apartment could cause huge headaches for the owner - fire, flooding, etc. In my old neighborhood, there was an illegal apartment. There were tons of cars everywhere and it was a bit annoying. As far as not having affordable housing, we should all be pressing and pushing our political leaders about this issue. This is a huge issue that is only getting worse.

Nope. If you dont have emergency savings and cant afford the mortgage, take in a roommate. No sympathy from me either, I do not support illegal apartments and I would definitely report it to the Town if I saw it impacting my area in a negative way. If a homeowner cant afford to keep the house they bought for whatever reason, either sell it and move to an affordable place, or take in a roommate.

I think its smart for anyone who buys a home to plan ahead and budget mortgage payments as if only 1 salary can cover it all. If you need 2 incomes just to pay the mortgage, then you are skating on thin ice. DH and I actually DO have 2 years of savings in liquid to cover such an emergency. I realize other people don't but honestly, I would not feel comfortable buying a house we could not afford if we NEED two incomes just to pay our basic housing bills.

Agreed. And if you have to rely on tenant income to afford the house, what do you do when you end up with a non-paying tenant? In Long island it takes MONTHS to evict. And if the tenant has kids, good luck to you. Not only are you screwed financially because you aren't getting rental income, you are stuck with somebody living in your house. At that case you will have to file an eviction with the Sheriff and then it's highly likely the town will find out and you will get fined and put on notice to have the second kitchen removed. Good luck with that.

That is easier said that done for many, many people.
I think some people have their heads in the clouds about what people *should* be doing.
There is a SIGNIFICANT number of people on LI and elsewhere who can barely get by. It's so easy to tell someone they should have a big savings, or to just sell, or to move, or to take on a roommate. But for MOST, these things are not practical solutions for a varied amount of reasons.
Sometimes people are doing their best to just survive.
I'm surprised by how many people are so quick to cause problems for others. You don't know someone else's situation. Sometimes, if it's NOT hurting or impacting you directly, you need to MYOB.
ETA - FTR, I can afford my mortgage, do not rent any part of my house, or have ever lived in an illegal apt. However, I think there are times when being neighborly and considerate of others stuation is more important than whatever agenda you have.

I get the whole don't buy the house if you can't afford it on one income or with tenant income. But, honestly how realistic is that for LI? Especially for people who are starting out or on a fixed income. I think to be comfortable you need to be making at least $150,000 (in Nassau anyway). Maybe, I hang with the wrong bunch of folks, but most of my friends are professionals (CPAs, Financial Advisors, Techers, a few Nassau County Cops and firemen in the mix), And they are in their late 20's and early 30's and I don't know many who are bringing in $150K as a single person.
Sometimes in life you HAVE to a take a risk. Especially early on. Unfortunately, also in life, you run the risk of moving in next to a nosey neighbor.
I just feel like the way the economy is, people are really just doing their best and unless something is really affecting you and your family, you should just live and let live!
Clearly, it's not a priority for the town because they are not inspecting these situations, so why should you? It's not they are giving you a 'finders fee.' Who honestly has the time or will to make life harder on someone else (if it is not affecting you).
If not, why stop at illegal apartments, you should also go walk around your neighborhood and call the cops for any expired car registrations and inspections. Hey, that's illegal. Maybe start making citizens' arrests for any kids you see jay walking on their way home from school too.

People but houses they cannot afford and get tenants. They never should have bought a house they cannot afford so I have zero sympathy. And those that financial situations change should look to downsize first.
Plain and simple I have zero sympathy when you do it the illegal way. Legal apts in house I am perfectly fine with.
What if a spouse loses their job or has an accident and cant work down the line and rather rent and not lose the house? Does that not count for you?
For me no. We bought a house we can afford on one salary just in case something does happen. Or we get divorced or whatever. If we could not afford our house we would move. I would never have an illegal apt in my home. One because it is illegal and 2 you are opening yourself up to a huge lawsuit if something happens as home owners insurance will probably fight a claim when you had an illegal apt.
You do realize that not everyone is in that same position? That theres like a teeny tiny super itty bitty fraction of homeowners that actually NEED two incomes?
I think its smart for anyone who buys a home to plan ahead and budget mortgage payments as if only 1 salary can cover it all. If you need 2 incomes just to pay the mortgage, then you are skating on thin ice. DH and I actually DO have 2 years of savings in liquid to cover such an emergency. I realize other people don't but honestly, I would not feel comfortable buying a house we could not afford if we NEED two incomes just to pay our basic housing bills.

For real. I wished I lived in a world where eveything was so black and white, and I had a solution for every problem or where nothing goes wrong.
It seems like every person who is an unexpected hardship or struggle is at fault. I tried to stay away from this but the things said are hear are so crazy.
