I think time will push many off the high-horse. You can survive on one salary? Great. I do not wish this but life will happen. Some of you will unexpectedly lose DH and next find a lump somewhere in your body. DH life insurance will get you by for a decade or 2 but your medical bills and the fact that you couldn't hold a job while on and off chemo all these years will wreck you financially. Desperate to keep your kids under your roof until they go to college you decide to rent of that playroom in the basement you swore you would never rent.
Hopefully most of you will live a blissful life looking down upon all of us but statistically, some of you will fall.
If your neighbors are being courteous, MYOFB.

Reflecting back, I actually think it's good financial advice to be able afford everything on one income. It's not usually reality (with us DH pays for mortgage/taxes and I pay for other bills), but life would be a heck of a lot easier. I still feel that we get sucked into this fake American dream thing that really is not so much a reality anymore, at least not in this area.
I believe people do get sucked into the "Long Island " dream. Its wore than the American Dream because on LI you need to only be in one of the best districts in the nicest house.
But just because of that you don't need to go out and actually do it. Would I like to be in a bigger nicer house...Absolutely. Would I like to be in the best district for my son....Sure. But we can't afford it so I did the best I can do so that if I do run into financial problems we will hopefully be able to get by until things get better.
But people on long island can stand to not be able to keep up with the Jones. So they buy a house that they can't afford and throw an apt in to help.
Trust me, we don't have the biggest or the best either.
I'm also not in anywhere near top districts of LI. We are in a very diverse middle to working class SD.

I agree with this.
I was a social worker in home care for many years. Most of the families I dealt with were middle or upper middle class who suddenly needed services.
Their tune changed pretty quickly when they realized even what they thought the poor are "entitled" to doesn't exist.

Sometimes in life you HAVE to a take a risk. Especially early on.
So this is how we now justify doing something illegal and potentially unsafe? We call it "taking a risk"? Wow.
I just feel like the way the economy is, people are really just doing their best and unless something is really affecting you and your family, you should just live and let live!
Illegal apartments affect everybody in the area whether you want to believe this or not. Illegal apartments with their cars all over the place can drive down housing prices for that particular area/block. It's pretty easy to identify a house that has an apartment. If I was looking to buy in an area that had a bunch of apartments with tons of cars on the street, id look elsewhere. On my block, you barely see any cars on the street at all. Why? Because there are no apartments and I am grateful for this. Property values are also at an all-time high in my area. Coincidence?
Clearly, it's not a priority for the town because they are not inspecting these situations, so why should you?
Maybe if the town got their fair share of property taxes from all these illegal rentals, they would have the resources to go after others. They barely have the resources to send me my parking sticker on time, do you think they can assign some special task force to purse these apartments? Are you really being serious when you say what I put in bold? If you don't think this is an issue to the town, why don't you call them and tell them about your illegal apartment. See if they think its "ok". Don't confuse not actively inspecting with allowing it.
It's not they are giving you a 'finders fee.' Who honestly has the time or will to make life harder on someone else (if it is not affecting you).
The "finders fee" IMO is the fact that my property value isn't going to drop because somebody next door or on the block feels the need to cheat the town.
I have read like 2 posts on this thread but DAMMN Ave, you are a PRO quoter! 18k posts for me and there is NO way I could make the quote magic happen!

I think a lot of it had to do with predatory lending & change of life (divorce, death, job loss) than anything else.
I also don't think it's a LI thing to buy things you cannot afford or try to keep up with people for the sake of keeping up. It happens everywhere - from my relatives in the south that bought a brand new truck while he & his family live with his wife's parents to my cousin that just put an amazing, expensive recording studio in his tiny home instead of paying that huge tax bill. Then you have his sister who doesn't spend a dime she doesn't have, makes practical choices & smart financial decisions. That comes down to personality, not region.
I've seen friends' husbands die & they sold their house, downsized to a different area. I've seen a friend rent out an illegal apartment to cover her mortgage after her husband left her, didn't get a dime of child support & her job reduced her pay by 1/3. I don't fault either of them for making financial decisions that were right for the their family. If she was a slumlord or renting to a large family, I'd think differently. Why? Because it's a safety issue (and i'm not talking about parking as a safety issue).
We bought the best we could afford in the best area we could find. I don't think that's a bad thing to want more for yourselves & for your family. We should all live within our means or below.
