Real Estate Agent question....

Hi,
We are house hunting and have not officially signed with an agent but are working with someone (she makes house appontments for us, takes us to showings, that's about it).
Question....when we are ready to make an offer on a house can we go directly to the seller's agent with our offer or do we need to go through this agent we are kinda working with to present the offer?
Since we never signed with her I'm not sure how this should be handled.

Any insight would be helpful, so new to this whole process.

I may be wrong, I don't believe having your agent present your offer changes anything on your part. I think the commission stays the same whether it goes to the 1 selling agent or if it's split among both agents.

Anyone else correct me if I'm mistaken.

I agree, if they've spent time with you showing houses and making appointments, they should present your offer.

I don't think they all ask you to sign something. Mine hasn't asked and we put an offer in once already. And he's taken us to MANY houses... 98% of which I found myself, but still he has spent a LOT of time with us.

Make the offer through the agent. Let them be the bearer of your (hopefully) lowball offers. Chat Icon

This was the same situation we were in and we used our REA to present our offers. Ever if they are not finding the houses for you, they are there with you during the showing, so I think it is only fair that they get compensated for their time.

yeah, we once found a house we wanted to make an offer on from a open house that we happened to drive by and go into. We still had to go through our agent to make the offer. Even the selling agent asked us if we had been working with anyone and when we told her this agent has taken us to a few places she said we have to have her (our agent) call her. It's not just the right thing to do when someone puts effort and time in for you but it is also professional respect. Which is why the sellers agent wouldn't "steal" the sale away

If it is a house that the agent showed you, you will be obligated to make the offer through that agent. The person who does the work is entitled to the commission.

If they showed you the house, then you should go through them- the seller's agent will likely tell you that anyway

that's what I am confused about...if I show you a house- regardless of it you signed anything- I should be the one putting the offer in

did you tell the agent at the open house you were working with someone?

you will be much better off having another agent neg with the sellers agent

the listing agent works for the seller- and their job is to get the highest price for the sellers- that does not benefit you in anyway

yes it will make a huge difference to have the agent do it

this is our job

if you go right to the sellers agent- they work for the seller- if they know you want the house as bad as you want it- they aren't going to come down on the price

it would be job as your agent- to get you the best price

the sellers agents job is to get them the best price

I am reading al these posts. Most of you don't get it. It is not about being nice and the correct thing to do.

When you walk into an open house by yourself you are un-represented. The sellers agent is working for the seller to get the highest and best price. Most of the selling agents have been in the business for years, they have seen it all. The minute you show any emotion you lose.

Using a Buyers agent. The agent is working for you to get the lowest possible price.

But wait that is not all. Read all the past post on this site about the agent didn't do this, the mortgage guy didn't do that, the house didn't appraise for value, the home inspector did not tell me that. "this house is a mess, I shouldn't have bought it". I can go on and on.

Finding you a home is only a small piece of what a buyers agent does. Not to mention they can find you homes that are not even listed.

An in-depth search on:
Child offenders,
Neighbors,
Schools, Nursery
Community,
Hospitals, place of worship, playgrounds.
Appraisal and home inspection review and correct pricing before an offer.
Follow up weekly with Mortgage, Attorneys,
Keep track of all paper work.

Follow the deal until closing which make a smooth transaction for the buyer.

Guess what. All this at no additional cost to you. Only a signature you will continue to use the same agent and respect the time he/she have put in. All the commission gets paid by the seller.

So do you want to use the sellers agent and get nothing
or use a
Buyers Agent who works for you and gets paid by the seller?
This is not a hard question

PS A brokers agent still works for the seller.
Only a buyers agent works for the buyer. So if an agent is just showing you homes and gives you no substantial feedback, they are a brokers agent. They are not working for you.

When you are talking small percentage points from 10,000 to 20,000 you are talking about 200 dollars. Not to mention the home will not appraise correctly.

It is about doing the right thing to grow your business.

Did you see the posts about the agent in Sayville. She is growing her business because she cares about the sellers and the buyers. You can not get a better recommendation that this. We just need more agents that really care.

Unless you sign a buyers agent agreement any agent is working for the seller and their best interest.

If you gave the realtors information that you have been working with at the open house you should call that agent and probably see if they can schedule a 2nd showing and make an offer.

Exactly what I was going to say.

The seller's agent represents the seller's best interest. They want to get the seller the most money for the home.

If the agaent that you are with puts in the offer, her position is to get the best possible price for YOU.

You pay nothing. The seller's agent will then split the commission with your agent.

If you don't want the agent to represent you, then I wouldn't have her accompnay you to see any more homes.
