yes it will make a huge difference to have the agent do it

this is our job

if you go right to the sellers agent- they work for the seller- if they know you want the house as bad as you want it- they aren't going to come down on the price

it would be job as your agent- to get you the best price

the sellers agents job is to get them the best price




Exactly what I was going to say.

The seller's agent represents the seller's best interest. They want to get the seller the most money for the home.

If the agaent that you are with puts in the offer, her position is to get the best possible price for YOU.

You pay nothing. The seller's agent will then split the commission with your agent.

If you don't want the agent to represent you, then I wouldn't have her accompnay you to see any more homes.



Just let me correct this post just a bit. No hard feelings please. Many agents do not understand the rules of disclosure, so do not feel bad.

The agent that has the listing or works with the listing agent to sell the property is the "Sellers Agent".

When you work with an agent to show you properties you must determine who that agent is working for. Even though they are showing you properties and being very nice to you, they can be working for the Seller as a "Brokers Agent", which to many would surprise you.

Only a "Buyers Agent" works for the Buyer. Buyers should have a written agreement stating the duties of the Buyers Agent. Without this agreement, you have no idea except for the NY State Disclosure Form, you never want to sign, who the agent is working for.

If you plan to go to listing agent, why even have this other realtor show you around and spend time with you?
