Garden City is beautiful and the schools are excellent - and there are some very very very wealthy people who live there. I know a couple of teachers at the GC schools and there are quite a number of kids who get BMW's for their birthdays, etc. . .

Rockville Centre is a bit more eclectic - though it also has some insanely beautiful and expensive houses. Rockville Centre has more than one school district. Some of the houses are in RVC but are part of the Oceanside SD - which is an enormous school. That doesnt mean it's bad in any way - but I just prefer smaller schools to really big ones.

I dont know much about Massapequa.

I completely agree with the McMansions in many areas of Mass, and Nassau in general, but I don't expect to see that in Old Harbor Green. That just seems to be the area with homes of so much character - that is what makes that section so beautiful and attractive. I think the residents want to keep it that way.




There was an articles about McMansions in the NY times. People buy because they love the character but still build their dream mcmansion.

I actually have that article saved to my favorites....and that was a bunch of years ago that it was written, when only a few houses were knocked down. Now it is many more. Again they are very beautiful and very expensive, just very large for the property size.

Really, you should check out Garden City South (bordering GC). Same gorgeous houses, not too many restrictions.




They have Frankin Sq schools, which I am not interested in. Not saying they are bad!



The Franklin Square schools are EXCELLENT! I have many friends that live in GCS and who's children go to FS schools (and these women are mostly all former teachers), and they LOVE the schools!!

I would choose RVC. They have a great school district and I love the houses & neighborhood it is very quaint. Plus the neighboring towns are nice and there is a cute little downtown area with good restaurants & bars.

My SIL pays $24,000 in taxes in RVC. Not worth it to me. And she barely has a backyard. Plus it is so cliquey. And with the people she is around it is always like keeping up with the Jones'. If you live in one section they almost look down on the other sections.

In GC the taxes are a lot less and you get more. The stores are the reason for the lower taxes in GC. And I feel like in GC you are not trying to compete because everyone is so wealthy it doesn't matter. If that makes sense. And GC schools are def the best out of all 3.

If you can afford Garden City, go for it! The schools are excellent and it's a very nice upper class area. It's convenient to shopping/restaurants and easy to get to Manhattan on LIRR. The homes are very expensive, much more so than the other areas you listed.



ITA. I would choose GC for the same reasons and an ideal location in central nassau.

I have a SIL and a BIL (they actually live across the street from one another) and we see the same thing. The lots are teeny-tiny and the "keeping up with the Jones'" mentality is alive and kicking to the nth degree.

#1 RVC thinks its a lovely quaint town
#2 Massapequa Old Harbor Greens is awesome.
#3 Love Garden City for the homes, but never did much for me.

We have lived in GC for the past 2 yrs so I could definitely give you some real time perspective.

The positives first: It is a lovely town, beautiful homes, very community oriented and people are quite friendly from what we've experienced. You are definitely close to everything, the commute is easy (one of the top reasons we moved here) and the schools are some of the best on LI. Most people DO send their kids to the public schools.

Negatives: Everyone is from GC. Literally all the people we've met with little kids our age, one of the spouses grew up here. Which can be a bit much if you're not from here (we're not) but also speaks volumes about how nice of a place it is that everyone wants to move back. The taxes are high, the properties are small (we're on 60x120) and it is not the most "diverse" place around. And yes, the village codes and laws are rather strict (we got ticketed for putting in central a/c without a permit and had to go to "village court" to fight it!) And I think I'm one of three working moms in the entire town!

As for the pool dilemma, me and my DH both grew up in Suffolk with pools of our own. However, you only get to use it 3 months of year so for us it was not a deterrant at all. The GC pool is great b/c there is so much for the kids to do and you meets tons of people that way (and all the moms wear coverups!). Also, because we are so centrally located, we go to the beach ALOT.

RVC is by far my fave, it doesn't reek of hoity-toity-ness......

P.S. There is an AMAZING house for sale on Windsor in RVC, if you wanna spend 1.2!!!!!!

personally I would choose GC b/c i think the homes are amazing. I am a fan of the strict town rules b/c that is why GC still looks like it does. I think RVC has beautiful homes as well.

But, I think that in terms of the "type" of people and "snootiniess" factor GC and RVC on on par with eachother. I think they are both the types of towns that people grow up in and strive to move back to.

I also think the schools are similar as well. I went to catholic schools with many people from bthe GC and RVC and it was really b/c their parents preferred a catholic school education over public.

RVC is on the Babylon line. It's a very easy commute to Manhattan.

If we are comparing GC and RVC, GC is way worse than RVC, although RVC has it's moments.

I would choose Massapequa. I grew up close to GC and RVC and I while I know it is a generalization, I don't think they are my people. I also like that Massapequa is closer to the beach and I think you would get more for your money house/property wise there than either of the other two towns.

For me personally, all the areas have good enough schools that I probably wouldn't use that as a deciding factor. Taxes would probably influence me more.

As far as the commute, if you are taking the train to the city,I think RVC is probably the best commute, because I think that line runs more frequently than the Hempstead line (GC). Honestly though, I don't think you'd be on the train too much longer for Massapequa.

The difference in train time is ca. 20-minutes (from RVC to Massapequa). To me, it's a big difference. I used to commute from RVC and it was a great commute. Now I'm in Wantagh and the extra 15-minutes at the end of the day makes a HUGE difference to me.

While all those are good I pick Massapequa.

I love the area of Nassau Shores. i would love a house there and I look often.

1. love the village
2. GREAT train line (I'm a commuter)
3. good overall location - nothing that I need is far from RVC

I was thinking in terms of variety of incomes, variety of people living there. Both are wealthy towns - but RVC has areas that are more affordable.
