It's a lovely house and I like Centereach (grew up there, have lots of family and I would live there) but there are other differences between Smithtown/Huntington and Centereach and people are willing to pay for those differences/hold out longer/buy a house not as lovely.

So look at short sales and bank owns!

I found 15 houses on MLS in smithtown under $375k

$350k isn't really a smithtown budget (or a huntington budget)- but it can be done with some creativity and a knowledgable Realtor

I don't know about Smithtown, but 350K is definitely a budget for Huntington.

Re: For anyone who can't find a decent-priced house in Suffolk....

We find affordable houses all the time.... It's the taxes that are rough :/

I disagree with your view on school districts & could type a novel about it. But to keep it short, there types of friends/ people that I do not want my child exposed to. I know I can greatly minimize that exposure based on the school district I place my child in.
I want to live in an area with educated professional families like my husband & myself. This way my child had a much higher likelihood to befriend children from similar upbringing to them. Your children's peers have a huge impact on them growing up.

High taxes are nothing when it comes to a school district for my child.

*NOT REFERRING TO THE HOUSE ABOVE OR THE TOWN CENTEREACH*

I don't want to be mean, but this makes me laugh. Have you seen what goes on in districts like West Islip, Smithtown, Mt Sinai? Those are pretty "wealthy" areas, with "well educated" people and the things that go on there are the same as anywhere. It truly is the child. You can't put them in a bubble and expect things not to go wrong. JMO

I grew up in West Islip and recently was in the high school as a teacher and I'm not sure exactly what you think is going on there.

Same that goes on in an HS. Drugs, alcohol, bad kids, good kids, same old stuff.

I live in Centereach. I have a masters degree and my husband is an engineer.
What are you saying? You don't want your children exposed to people like us?

Yes. Made evident by the icicle lights people hang on their houses during holiday time.

Re: For anyone who can't find a decent-priced house in Suffolk....

I never figured this would cause an issue. I posted a beautiful house I saw myself , and the sellers have about 12 years of schooling each - they are both much "higher" than a nurse, if we are going to go there. I thought showing a nice house in a decent area would open someone's eyes and they'd give another area a shot.

Many whine that they can't afford certain areas, and that the only house they can afford in such an area has a high-priced ticket, needs a lot of work, or your taxes will be astronomically high, you will have very little land, or you will be stuck in an undesirable part of the better neighborhood.

Then guess what? Any way you slice it, that means YOU CAN'T AFFORD THE AREA - or you can, but you'd be in debt/have no extra money.

Chat Icon Chat Icon I apologize that I caused the start of it, but I was taken back by what was said. Where you live, does not determine how you raise your child or your education level.

As for your original post, I think the home is lovely. And when I mapped the area and I know the area, it is actually very nice.

yes in huntington Station

ETA- I found a few houses for under $400K north of the train tracks- but they are closer to $400k then to $350K

I found 41 houses under 350K in Elwood, Northport and Harborfields schools. I'm sure there are houses that are slightly higher that will sell for under 350K as well.

not to mention the other" huntington" schools (huntington, so huntington, HHH, CSH (OK that one you can't touch with 350 - or even 550) and commack)

the OP and a poster on another thread used huntington as an examples- so I searched huntington- not northport, not huntington station etc

every house I have ever showed in huntington is over $475k with taxes over $10k and a modest home in comparison to what I could find you in Coram/Centereach/Selden for that money- which is the point of this post

I am sure you could find something less expensive in northport- but that's not huntington either

I searched HF, elwood and Npt, b/c they are more desirable than huntington.

I was thinking "town of huntington"

Re: For anyone who can't find a decent-priced house in Suffolk....

that house looks great. I don't know the area but if I was frustrated by not finding a house over a certain period of time I would consider other areas. In fact, I did. I was keeping my search to the south shore in Bellmore, Merrick, Massapequa and Wantagh/Seaford.

I wouldn't look anywhere else until a realtor in Wantagh showed me Bethpage.

Lots of listings in our range and lots of choice..well we fell in love with our 80 year old tudor/farm/capeish house. Checked out the schools and found them to be very similar to the area we were originally looking in. Had a new kitchen and low taxes..done.

On another note, my nephew just moved into his dorm at Cornell. BIL is very well off and this kid wants for nothing but is very smart. He moved in with the best that money could buy. His roommate is from the Bronx, took the subway to his school everyday, raised by his dad I believe and moved with the bare minimums..

This has been a wake up call for our nephew, seeing that there are folks out there from other economic backgrounds but that doesn't make them bad people or dumb. He was totally humbled meeting this sick smart kid who has nothing.

To sum up, I think diversity is a good thing..Diversity meaning from different backgrounds generally, whether they are ethnic, economic or religious..etc.

Buy your house based on what you can afford in the best environment you can but that doesn't mean diverse neighborhoods lend themselves to bad outcomes for our kids.

There is one house in northport under 350 and its NT nice. There are7 under 400 and many of those are not nice.

And to the poster who doesn't want her kids in school with "bad" kids.....I went to HS in northport with kids with money.........
I can't tell you how many people I know that were in jail or rehab.........education and money does not make you a good person
